1. Improvements to Common Area by Renovating the Laundry Room with Two Washing Machines and Two Dryers, improving the plumbing with a new drain line and water lines, venting the two dryers to an outside wall, replacing the ceiling tiles, flooring and dry wall, and installing a ceiling fan. Ron Page will be doing this work at his own expense and in return Neptune Gardens will grant him a license to the front common area which will be separated by a wall for his own use.
In order to maintain the laundry room, the money collected from the machines will go into paying a portion of our water bill and Ron will pay 1/2 of the HOA fees each month for the use of the common room which will be escrowed for repairing the machines. Two cameras will be installed as part of our efforts to reduce vandalism.
2. Owners will be fined $250.00 if they or their tenants leave mattresses or other large items near the dumpster or in the dumpster preventing the closing of the lid. We have a rodent issue and the City of Tampa is threatening us with fines.
3. Our water bill is escalating again due to dripping faucets and running toilets. We will start on March 14 (Saturday) an annual inspection of all plumbing appliances and all owners will need to provide access for the inspection.
